About the Opportunity
Real Estate Portfolio Accounting

• Partner with Asset Management in monthly review of ASPE financials, forecasts, and budgets prepared by 3rd party property managers for assets in the portfolio
• Build standard processes to ensure property financial and KPI data is loaded into Yardi, liaise with 3rd party property managers on accounting issues, and property level cash distributions or contributions
• Assist in the onboarding of new acquisitions to the fund working with the real estate team, corporate accounting, and 3rd party property managers
• Actively participate with the VP Finance, Real Estate in Yardi implementation and enhancement of Internal controls and process efficiency
• Proactively monitor and anticipate real estate business liquidity and funding needs

Real Estate Development Accounting

• Prepare and/or review development financial reporting prepared in Yardi
• Liaise with joint-venture partner finance teams on real estate development accounting treatment
• Engage with 3rd party advisors and company’s Corporate team on tax matters related to Real Estate Development
• Review and monitor funding needs for development accounting projects

Real Estate Fund External Financial Reporting

• Prepare and manage the process to deliver quarterly financial reporting to investors and the REIIF Board of Trustees
• Work directly with our external auditors and tax advisors to ensure accurate records and timely delivery of required reporting to investors, lenders, and investors
• Ensure lender reporting and debt covenant compliance for all loans and credit arrangements in the real estate portfolio
• Prepare or review journal entries and related schedules to close the fund level financials including IFRS adjustments, fund level expenses, and fees
• Prepare or review fund level bank reconciliation and ensure the fund level balance sheet reconciliations and records meet audit standards
• Liaise with corporate accounting to ensure related party transactions are balanced
• Support efforts to automate reporting

Investment Fund Administration

• Actively participate in an effective and efficient fund administration function for REIIF, ensuring appropriate controls, with a longer-term vision to leverage technology to automate the process.
• Periodic update of policies, investor data room information, and related documentation
• Prepare or review monthly calculations for each investor class for the company’s fees, income allocations, and net asset value (NAV)
• Monitor and oversee the investment fund administration services performed by our 3rd party provider (SGGG) including:
• Ensure the investor unitholder register is appropriately maintained
• Calculate and process monthly distributions including the distribution reinvestment plan (“DRIP”)

Staff Supervision

• Provide ongoing coaching and feedback Senior Accountant and other staff within the Real Estate Finance team
• It is expected that the successful candidate will be collaborative, goal-oriented professional with a track record of bringing structure to unstructured situations.

About You

• CPA designation
• 6-10 years of experience in accounting and finance
• Real estate and management experience is required
• Intermediate level Microsoft Excel skills to be able to validate data and produce accurate reporting
• Development/Property Accountant experience an asset
• Experience in Yardi an asset

Salary Range
$125,000 - $150,000/year
